Its ALL yours 

The last day of rental repairs and handing over the house is when I leave nothing behind but a super clean house . Ready for the tenant to make it their home .

When I say there was a little left to do that means a full days work . 

I first had the rest of the carpet to cut in and while that was being done I hung the new smoke detectors and vacuumed out all of the kitchen cabinets . 

As each room was done I vacuumed up the stray pieces of carpet fibers .

Then my help went under the house and finished putting the new supports up , he did three more . While he was doing that I did a super cleaning of wiping down the out side of the cabinets with fantastic cleaner and wiped down all the counter tops . I swept and mopped the kitchen .

Then I went to the bathroom and cleaned the tub with Ajax and wiped down the new sink and toilet . Swept and mopped the bathroom .

Then I moved to the outside and I clipped small tree`s away from the house and moved the branch`s to the back .

When the help was finished under the house I loaded the truck with  stuff to give away and took that down the street to a couple of different ladies .  Came back and loaded all the work stuff and a few things I brought back with me , pictures that I can reuse the frames for art .

 I leave no trash ! So I asked my sister if I could put some in her can and I did .

As I was on the way home I called the new tenant and told him its all his .  

I am so glad to get this house rented .

Welcome - July 15 , 2015 

Yesterday was the turning point of the rental shaping up , I got everything out that was stored there from the estate sale  / inheritance and put new carpet down in those two rooms .

The guy came by and signed the lease but he knows I have to have one more day to out the final touches on the house , mostly cleaning .

I have been waiting for a long time to see this house rented out again .

The Roger Dodger - July 15 , 2015 

Of coarse he did not pay rent , thats part of his " con " . This guy lies so much I wonder if he thinks I am stupid and that I believe him ? When I asked him to leave because I had the new tenant pulling up he asked Tony if he could work the rent off by cleaning a yard ! Tony explained to him that he don`t have any money to pay him , he said " No take it off the rent  " Tony told him that the rent is NOT his to give away . I do not know how many time I have to tell people its MY business , but I reckon its not anyones business how I live and what is what . I gave him one week . Pay or pack his bags .

The minimalist - Getting it gone 

July 14 , 2015 

I let a couple people come in and pick what they wanted from the stuff I had left in the rental house . Since no one wanted to give me a reasonable price for things from the Face book group,  I gave it away . I did not have but  couple big pieces left , the bed and the chaise lounge . I kept the lounge and the bed ? Well the guy that rented the house took the mattress set and I kept the oak bed frame . I put that back at the old home place , thats another house I have to get repaired and rented but thats for another day .

Roger Dodger - July 14, 2015

Being a landlady can sometimes feel like I am running a daycare center , you never know how people were raised , whether they are responsible adults or whiner . If they are clean or filthy or how good people have learned to lie .

My nephew was not raised around me , I have only known him since 2008 when we met at my fathers funeral . Same with my brother by another mother . But for the most part they are clean . I broke my no family , no friends rule and allowed my nephew to rent a house from me . I treated him like any other tenant and when he did not pay I evicted him . Thats is when I found out he was not clean in the house , the live in was the clean person . My brother is clean in the house but not him. 

I am still cleaning up his mess . But I am almost done with this house . Today is lease signing day although he will not get the key till tomorrow  because the carpet goes down last . 

Now to the other tenant , my Roger Dodger . In my 20 years of experience I have never seen anyone lie so much . This man just does NOT want to pay rent . I have evicted him once and he came up with the money but the the next time he is out of there , I will not take the money and hope he will pay on time and not lie every month . I can thats is not going to happen no matter what I think . Plus he is refusing me to inspect and that means the house if filthy . And I heard something , a word , one word that was not a lie when he was trying to explain his lie .

Well time for work as a daycare , I mean  as a landlady .

A Minimalist - Adventure`s Of A Landlady

Repairs - July 13 , 2015 

I am a landlady but I did not plan to be , it kind of just happened . There are some days I work to do normal repairs and some days that the repair was caused by damage from others .

Today the damage was from others .

I have let this rental set when I should have pushed for it to be fixed so that I would have the extra income . Yes it takes money to fix the places but this time I did have most of the materials needed .

But when you do not keep a good eye on things people steal  , like pipe ! There was not much copper pipe , all of it has been replaced with PVC pipe ( plastic ) now , so there was not much damage , more of just putting the puzzle back together .

I moved all the left over stuff from the inheritance / estate sale I had into one room . I gave away things that did not sell .

I cleaned the carpets  , I had bought a carpet cleaner at an estate sale for near nothing  and I used it for the first time today . It did not come with the directions but I figured it out . That saved me a lot of money doing it myself with my own machine. This is why I have a lease and No pets , its because people do not clean up after their animals .

Although the heat was bad  , hovering around the 100° mark ,  I still mowed the grass .

I am getting close to having this one done , the tenant is waiting on me .

A Minimalist - Journal

July 13 , 2015 

I seem to be getting back into the swing of things , that would be  working and home life .

I can say that since April my life has been a roll coaster of ups and downs , especially trying my best to live the minimalist lifestyle .

I have sold or gave away most all of the inheritance that I did not want or my old stuff when I switched it out . I am down to two piece of furniture and a few small tables , a lot of picture that hang on the wall , I think I will keep those and put our paintings in them , for a future show to sell .

I am catching up the cleaning around here even though I am working full time repairing a rental house . The rental with the stuff in it , I stored it there .

I posted more stuff to sell on eBay but I am not sure this site is for me to sell on , its a slow process and I am NOT keeping this stuff for a year to TRY to sell for a couple of dollars . I am more of a yard sale - hands on negotiate - price war type of person . Get it gone .

I did manage to clean the dining room and I picked up the stray items and put them up last week . 

I washed all the laundry and I have it put away . 

I have filed all the paper work and clipped the coupons .

I have hopes to get a lot done this week but I am afraid it will not be in my house .

A Minimalist - Work And Home

 Having to work and take care of the home is a balancing act that sometimes dumps all to one side .

I have a full time job as a landlady and I have a new part time job , called eBay . 

Of late I have had to remove the " for sale " stuff from the empty rental because I have a new tenant and I have a deadline . I am selling way to cheap just to get rid of it instead of bringing it home or dumping it at a donation box to sit and ruin till they do a pick up . 

Since I am doing this ebay selling I have to have somewhere to put this stuff , keep it dry and clean.  

That is my problem .

Since I was sick three times in a row I have had to back off from homework aka cleaning house . Now I have a few boxes sitting in my face . 

I have to determine how long I want to ebay stuff and when to throw in the towel and make a huge donation to the Salvation army thrift store . I am not sure how long it takes to get established for people to see what I have , I know there has to be a secret because so many people make good money selling with them .

Now I see my house looking like this and it is NOT sitting right with the minimalist in me .

How do you handle clutter that is also work ?

A Minimalist - The Shed

I know I have been putting it off , cleaning out the shed .

But today or rather this evening was the right time although it was very hot outside .

I have to say that I do still have a few tubs of my dad`s things hoarded back , I know its been years since he passed away but I cannot bring myself to get rid of it yet but it has made its way to the shed and not inside the house . I do still have a couple of tubs from my life before , the twenty plus years I spent in one place . 

So with that being said I did put those to the back of the shed .

Now I have this stuff I had an estate sale out of that was an inheritance , I have six tubs that I kept because I know it will sell but not in Anniston , Al. I will have a sale somewhere else before the year is over . I put those tubs up front but against the wall .

Since my business is being a landlady I have to do repairs so I put the plumbing , painting and like stuff together in front of the " for sale  " stuff for easy finding . 

No I am not finished but it was getting dark and I could not see any longer . I can say its 75% done .

I would love a nice clean new building with peg boards on each wall  to hang the tools , a womans dream :)
